7R launches first German project with logistics investment in Berlin

7R has entered the German market with the launch of 7R City Park Berlin East, a brownfield logistics development in Berlin’s Lichtenberg district.

The company has completed the acquisition of the site from KARL Gruppe and will deliver a modernised warehouse complex with scope for further expansion. The investment has a target area of 43,000 sqm and an estimated value of around €70 million.

The 93,000 sqm site includes an existing 20,000 sqm warehouse that is more than 90% leased, providing stable income from the outset. In the next phase, 7R plans to add two new buildings totalling approximately 23,000 sqm of modern logistics space, scheduled for delivery between 2027 and 2028. The project is being co‑financed by the Polish International Development Fund 2, managed by PFR TFI, supporting 7R’s international expansion.

Magdalena Uler‑Kłeczek, Board Member and CIO at 7R, said: “The launch of our first project in Germany is an important moment in 7R’s development and confirms the consistent implementation of our expansion strategy in Europe’s most liquid and significant market. Berlin is a natural location for this step, with strong demand for well‑located urban logistics space.'

The scheme aligns with 7R’s strategy to build a portfolio of urban logistics assets across Germany’s BIG 7 metropolitan areas, targeting occupiers in e‑commerce, retail, logistics, light manufacturing and services. The Lichtenberg location offers access to a large consumer base, established industrial infrastructure and a strong labour pool, supporting efficient last‑mile operations.

Martin Ohly, Managing Director Germany at 7R, said: “Germany is one of the largest and most demanding warehouse and logistics markets in Europe. Our first project in Berlin meets the criteria for selective market entry, a strong urban location, existing rental income and genuine potential for further development.”

Financing for the project combines 7R’s own capital, debt facilities and investment from the Polish International Development Fund 2. Piotr Pikiewicz, Head of Debt & Treasury at 7R, said the partnership strengthens the financial structure and supports long‑term expansion in competitive European markets.

Germany remains one of Europe’s benchmark logistics markets, recording nearly 6.1 million sqm of warehouse take‑up in 2025, a 14% increase year‑on‑year. Urban locations in major metropolitan areas continue to attract strong occupier demand amid constrained land availability and the growth of e‑commerce.
