Industrial real estate developer 7R has signed a contract with logistics provider GXO Logistics for the lease of the entire 26,000 m2 of warehouse space at 7R Park Lavičky.

This logistics complex is a joint venture between 7R and the Czech investment fund Wood & Company, located along the D1 motorway connecting Brno and Prague.
GXO will establish a logistics centre at 7R Park Lavičky to provide 3PL services for L’Oréal, supporting the beauty leader's European logistics operations.
The 7R Park Lavičky facility is a build-to-suit development, fully customised to GXO's operational needs and designed for high environmental performance. It will incorporate energy-efficient solutions such as LED lighting with intelligent controls and a photovoltaic installation to reduce CO2 emissions and operating costs. Due to the specific nature of GXO's operations for L'Oréal, the building will also feature a dedicated hazardous materials storage area with advanced fire protection and safety systems.
As part of the development, 7R has also designed a new roundabout to ensure convenient access and improved traffic safety, along with a new public bus stop. These features are expected to help the project achieve BREEAM Excellent certification.
7R Park Lavičky boasts an excellent location directly on the D1 motorway, 50 km from Brno and 135 km from Prague. This strategic position allows for efficient distribution across most of the Czech Republic within hours and provides access to a skilled workforce near Jihlava and Velké Meziříčí.
Construction is progressing rapidly, with 7R Park Lavičky scheduled for delivery in Q1 2027.

Štefan Bohoš, leasing manager at 7R Czechia, added: “The Czech warehouse and industrial market remains one of the most competitive in the CEE region, while continuing to see very strong tenant demand. With total modern warehouse stock reaching about 13.3 million m2 at the end of 2025, net take-up amounted to 1.2 million m2, an increase of nearly 36% year-on-year. This demonstrates that tenants continue to actively seek modern, well-located and sustainable facilities.”
