The project will modernise the asset both technically and architecturally, preparing it for a broader tenant mix and aligning it with the highest sustainability standards.

The scheme will be delivered in several stages, with ABG evaluating additional structural adjustments to optimise the building’s functional layout. Planned measures include upgrades to building services, façade enhancements and commercial and technical improvements designed to future‑proof the property. The project aims to achieve a high‑quality sustainability certification, with the specific label currently being defined.

Alexander Cronauer, Managing Director of Development at ABG Real Estate Group, said the project reflects ABG’s expertise in delivering complex refurbishments. “With refurbishments of this scale, the key is to manage complex interventions in a way that ensures all components work together seamlessly. Drawing on our many years of experience, we are able to identify from the outset what is structurally and commercially viable. We then structure the measures into robust packages and deliver the project transparently and reliably for HUK‑COBURG, from the initial concept through to completion.”

Mario Oppmann, Managing Director of HUK‑COBURG Asset Management GmbH, said the refurbishment will position the property for long‑term success. “We are pleased to be positioning our property in Munich for the future. With ABG Real Estate Group, we have a partner at our side that is firmly rooted in Munich, understands the requirements of the local property market, and has repeatedly demonstrated its ability to deliver complex projects to a high standard and in a sustainable manner.”

The project forms part of HUK‑COBURG’s broader strategy to enhance and modernise its real estate holdings, ensuring long‑term value creation in key German markets.
