Accolade acquires Czech logistics park from Garbe for €100m

Investment group Accolade is making a major move into South Bohemia, acquiring Garbe Park České Budějovice from Garbe Industrial Real Estate in a deal worth over €100 mln.

This acquisition marks one of the Czech Republic's largest commercial real estate transactions this year, specifically the second-largest in the industrial sector.
The deal includes two completed and fully leased buildings (Halls 4 & 5), totalling approximately 50,000 m², as well as land ready for further development. Upon completion, the park will cover 490,000 m² and offer over 230,000 m² of rentable space across logistics, manufacturing, office, and retail areas.
While Accolade will manage the park's assets, Garbe will remain responsible for property and development management, including leasing. Future construction will be handled collaboratively through a joint venture between Accolade and Garbe.
The first two completed buildings have already earned BREEAM ‘Excellent’ certification. Environmental features include rainwater harvesting for toilet flushing and landscaping, green roofs and facades, energy-efficient heating systems powered by heat pumps, and individually controlled LED lighting and heating.

Garbe Park České Budějovice boasts a prime location near key transportation links. Situated just 2 km from the D3 motorway, it offers easy access from Prague to the Czech-Austrian border and is strategically positioned within convenient distances of major European cities like Linz, Munich, Budapest, and Berlin. Adding to its accessibility, the park is also only 3 km from České Budějovice Airport.
Accolade received legal guidance from Kinstellar, tax and financial due diligence from TPA, and technical due diligence from Savills. CMS provided legal advice to the seller, while ASB handled tax and financial advisory, and RotaGroup conducted the technical due diligence.
