The sellers were Ceetrus Poland and Auchan Poland.

The sale and leaseback deal will see Auchan Poland remaining as the anchor tenant and continuing its retail operations for 15 years with a guaranteed option to extend this period.

The portfolio has a total gross leasable area of 208,000 m2, located in Białystok, Częstochowa, Gliwice, Legnica, Łomianki, Kołbaskowo, Sosnowiec and Wałbrzych.

This disposal of non-strategic assets allows Ceetrus to reshape its portfolio, free up capital, and reallocate investments towards its "Coeur Patrimoine" assets (those with high commercial and social value) and other new, value-creating, diversified projects.

Adventum Group specialises in commercial real estate investment fund management across CEE. Their funds currently manage over 700,000 m2 of commercial and office space in Poland, Slovakia, the Czech Republic, Hungary, and Romania. The acquisition received approval from the Polish Office of Competition and Consumer Protection (UOKiK) in December 2025.

Ada Walentek, Nhood, said: “Thanks to our strong understanding of the commercial real estate market and our longstanding cooperation with Ceetrus and Auchan, we were able to structure and carry out the sales process in a way that fully met investor expectations.”

Raluca Crisan, portfolio director Ceetrus, added: “This transaction marks an important milestone in the execution of our strategy in Poland. By reallocating capital to our most strategic assets, we are reinforcing our market positioning and unlocking new development opportunities. It also enhances our ability to deliver large-scale projects and to further shape vibrant, sustainable destinations that meet the evolving expectations of our visitors and local communities.”

Dentons advised Adventum Group, while Nhood advised Ceetrus Poland and Auchan Poland.
