Aedifica invests €72m in care homes across the UK and Spain 

Aedifica has committed €72 million to four “futureproof” elderly care properties in the UK and Spain, expanding its European healthcare portfolio. 

Beechwood Care Centre – Bridlington 

The investments add capacity for 348 residents and lift the company’s total new commitments announced in 2026 to €178 million year‑to‑date .
In the UK, Aedifica has acquired one trading care home and agreed forward purchases for two additional schemes in Bridlington, Durham and York, representing a combined £46.5 million investment. The three purpose‑built facilities will accommodate 201 residents and are leased for 30 years on a triple‑net basis to North Bay Group, an operator with nearly 20 years of experience and 73 care homes across Central and Northern England . The Bridlington asset was completed in 2025, while Bowburn Manor and Acomb Manor will be delivered in Q4 2026. All three buildings feature en‑suite rooms, communal areas and sustainability measures including ground‑source heat pumps and rooftop solar systems, achieving EPC ‘A’ ratings .

In Spain, Aedifica has acquired Jardines de Eztebe, a recently completed seven‑storey care home in Bilbao, for €17.5 million. The property opened in July 2024 and provides 147 beds, plus a social and medical care centre for 20 people. It is operated by Grupo Jardines under a 20‑year double‑net lease, with an initial yield of around 6%. The building also carries an EPC ‘A’ rating and LEED Gold certification .

CEO Stefaan Gielens said the acquisitions “continue to expand our healthcare portfolio” and reinforce Aedifica’s focus on sustainable, high‑quality care real estate across Europe .
