Aedifica to develop two new sustainable care homes in Finland

Aedifica will develop two brand‑new care homes in the Finnish cities of Oulu and Nokia, adding 139 beds to its growing Nordic portfolio.

Care home to be constructed in Oulu (impression) 

Construction of both properties has already begun, with completion expected in Q4 2027. The projects reflect Aedifica’s continued focus on delivering modern, futureproof care facilities with strong sustainability credentials.

In Oulu, the Mäkituvantie scheme will accommodate 59 elderly residents requiring continuous care in spacious, purpose‑designed bedrooms. A further 20 apartments will support independent living with on‑demand care and services.

In Nokia, the Pinsiöntie property will provide 60 places for elderly residents requiring continuous care.
Both developments have been designed to meet high environmental standards. The Oulu care home will feature geothermal heating and rooftop solar panels, while the Nokia property will incorporate heat‑recovery ventilation, a rooftop solar power system and triple‑glazed windows. Together, these measures are expected to deliver EPC ratings of A or B, supporting the ongoing improvement of Aedifica’s sustainability profile.

Aedifica exchanged contracts for the developments on 24 and 29 July 2026, respectively. Construction will be financed in instalments according to progress, with a total development budget of approximately €20 million.

Both care homes will be operated by Mehiläinen, one of Finland’s leading private care providers. Founded in 1909, Mehiläinen operates a nationwide network of 1,450 units and already manages 25 Aedifica properties. The new facilities will be let on 15‑year irrevocable double‑net leases.

The projects reinforce Aedifica’s long‑term commitment to expanding its Nordic footprint through high‑quality, energy‑efficient care real estate.
