AFI has fully acquired Office House, the first office building in the Towarowa22 project, by purchasing Echo Investment's 30% stake.

The building's value for this transaction was set at €160.5 mln.
One of Warsaw's newest city centre office buildings, Office House is fully leased and holds a record-breaking BREEAM Outstanding certification score for Warsaw.
Completed in May, Office House at 10 Wronia Street is notable for its innovative, green energy-powered design, which features a triple-layer façade, heat recovery systems, and intelligent building management to minimize environmental impact. Its unique architecture blends wood, glass, and white concrete with abundant greenery, creating a healthy work environment. The building is also pursuing WELL Health & Safety, WiredScore, and SmartCore certifications.
The 32,000 m² of modern office space is designed to accommodate around 3,000 employees. Current tenants include Crowe, emagine, and a major logistics company, with a multimedia industry player also moving in soon. The ground floor will soon host a diverse culinary selection, including Splendido, Ato Ramen, The Brunchery, Pearl Seafood Restaurant, and Babajaga, as well as a premium fitness club, Change Studio.

The quality and high occupancy level of Office House show the potential of the next stages of Towarowa22. We are actively committed to their planning and development.”

Towarowa22, built on the former printing house site in Warsaw's Wola district, is an urban "superblock" concept featuring eight city blocks with multi-functional buildings, public spaces, and a pedestrian-friendly street layout. AFI holds a 70% stake in the development, with Echo Investment holding 30%.
Currently, the Apartamenty M7 residential project is under construction, and preparations are underway for Apartamenty Gutenberga, an Archicom Collection brand by Echo Group. Green urban areas are also being developed around Office House and the historic Dom Słowa Polskiego. AFI and Echo Investment also plan to build a 120-metre residential tower and a 150-metre office tower near Rondo Daszyńskiego.
