Altra Fastigheter completes €58m in portfolio restructuring 

Altra Fastigheter has reshaped its real estate portfolio during the second quarter of 2026, entering into agreements for both strategic acquisitions and profitable divestments.

The combined value of the transactions reaches SEK 656 mln (€57.7 mln).

Four properties were acquired for SEK 236 mln (€20.8 mln) in northern Sweden (Luleå, Umeå, and Örnsköldsvik).

The total lettable area amounts to 20,000 m2, fully occupied under triple-net lease agreements.

The assets generate an annual contracted rental income of SEK 20 mln (€1.8 mln) with a weighted average remaining lease term (WALT) of 6.1 years.

The deal awaits regulatory approval from the Swedish Inspectorate of Strategic Products, with closing projected for Q3 2026.

Separately, Altra sold five properties across two transactions for SEK 420 mln (€36.9 mln).

The sales surpassed the properties' most recent carrying value by SEK 17 mln (€1.5 mln), resulting in a positive earnings boost of SEK 19 mln (€1.7 mln).

The mix of commercial spaces is located in the southern and central regions (Malmö, Säffle, and Oskarshamn). The total lettable area amounts to 23,000 m2, primarily covering retail, education, office, and industrial sectors.

The fully let assets generate an annual contracted rental income of SEK 33 mln (€2.9 mln) with a WALT of 7.4 years.

The Malmö and Säffle disposals were finalised in June 2026, while the Oskarshamn transaction is slated for completion in July 2026.

At the same time, we are reducing the company’s geographical footprint by exiting two markets. The acquired properties strengthen our presence in three existing markets with solid growth potential.”
