Munich-based family office real estate investor AM ALPHA has acquired an office building in Paris's 9th arrondissement on behalf of its investment partners.

The property, located at 31bis Rue Bergère, was purchased from Mata Capital; the specific price was not disclosed.
The building offers approximately 2,102 m2 of office space and 82 m2 of basement area, complemented by 22 underground parking spots. Its efficient floor plans, ranging from 250 to 300 m2 per floor, allow for flexible layouts suitable for both single and multiple tenants. A notable feature is the rooftop terrace, providing views of Sacré-Cœur, and the property benefits from ample natural light.
Strategically positioned in a lively mixed-use district bordering the Paris CBD and South Pigalle, the area attracts companies from the technology, media, and creative sectors, thanks to its blend of office, residential, retail, and leisure offerings. The location boasts excellent public transport links with several metro and bus lines nearby, as well as easy access to central Paris's traditional office core, ensuring consistent tenant demand.
AM ALPHA intends to undertake a significant refurbishment, leveraging prior asset management and project preparation. The goal is to reposition the building as a high-quality, modern office space with flexible configurations, aiming for sustainability certifications like BREEAM Excellent and WiredScore. All necessary permits and planning approvals are already in place.
