Arada London submits plans for PBSA and living scheme in Peckham

Arada London has submitted a planning application to the London Borough of Southwark for a mixed residential scheme on Blackpool Road in Peckham, combining 55 affordable homes with 516 purpose-built student accommodation beds.

The proposal sits on a 1.4‑acre brownfield site and reflects Arada’s strategy to accelerate delivery of new housing supply in high‑demand London locations.

The development comprises two buildings: one delivering 55 social rent homes, including ground‑floor maisonettes and apartments above; the other providing 516 PBSA beds with a full suite of amenities. The affordable housing provision is equivalent to 42.2%, exceeding Southwark’s minimum requirements. Plans also include around 1,200 sq ft of commercial and community space at ground level.

Both buildings have been designed with everyday living in mind and shaped through extensive engagement with local residents to ensure the scheme complements Peckham’s character. The affordable homes will feature private outdoor space for every unit, generous layouts, strong natural light and a dedicated children’s play area. The student building will offer communal lounges, study areas, a gym, laundry facilities and a roof terrace overlooking Peckham’s skyline. Landscaped courtyards will sit at the heart of both buildings.

The proposals include enhanced pedestrianised public realm and 376 cycle storage spaces, reflecting Peckham’s strong cycling connectivity to central London. Sustainability measures include air source heat pumps serving both buildings and maximised roof space for photovoltaic panels.

The scheme has been designed by Morris+Company, the London‑based architecture practice also working with Arada London on its mixed‑use Camden Town project. Located an eight‑minute walk from Rye Lane, the development sits within one of London’s most characterful neighbourhoods, known for its creative energy, independent retail and cultural destinations such as Peckham Levels and Peckham Arch.

The project is expected to deliver lasting economic benefit, with residents anticipated to contribute approximately £9.9 million in annual local spending. Elsewhere in Southwark, Arada London is advancing plans for its first co‑living scheme in the capital and a hotel near Elephant & Castle.
