ARECneprix divests Rome shopping centre for €30m

Italian asset manager ARECneprix has sold the Talenti Village shopping centre in Rome's Talenti district, for over €30 mln.

Property manager Svicom played a crucial role in the successful sale, overseeing operations, strategy, and the centre's development.
ARECneprix took over asset management in early 2022 and led a major redevelopment, transforming Talenti Village into a community hub. The centre transitioned into a mixed-use asset, reimagining its identity through rebranding, architectural restyling, new furnishings, and the addition of amenities like rest areas, play zones, and shared workspaces. This created a multifunctional urban centre of approximately 18,000 m2 with over 60 stores, food courts, co-working spaces, and relaxation areas.
Since 2023, Talenti Village has experienced significant growth, with visitor numbers rising by nearly 50% to over 4 million annually, a 63% increase in revenue, and a 95% occupancy rate. 
The centre has also received recognition for its efforts, winning the "Best of Category" award at the CNCC Marketing Awards for its rebranding and repositioning, as well as "Certificates of Merit" for its corporate social responsibility and low-budget marketing initiatives.

Legance – Avvocati Associati served as legal advisor to the seller in the Talenti Village transaction. The buyer received legal counsel from Materia law firm. Laisa – Società tra Avvocati per Azioni provided legal support for unwinding the underlying securitisation transaction related to the deal.
