Árima Real Estate sells Madrid asset for €46m

Spanish-listed real estate investor Árima Real Estate has sold the Habana asset as part of its ongoing portfolio optimization strategy.

The property, situated at Calle Fray Bernardino Sahagún 24 in Madrid, was sold for €46 mln, a price higher than its valuation in June 2025. 
The formalization of the divestment occurred via public deed, solidifying the return for shareholders following the successful redevelopment and leasing of the Habana asset.
Acquired by Árima in December 2018, this premium Grade A office building, situated in Madrid's central business district, boasts 4,356 m2 of gross leasable area spread across five floors. Its design emphasizes bright, adaptable workspaces, with each floor offering approximately 1,000 m2.  Additional amenities include a spacious roof terrace and 65 underground parking spaces. 
A comprehensive refurbishment, completed in 2022 by Fenwick Iribarren architects, modernized the layout, building entrance, and communal areas, along with upgrading the façade, fixtures, and services. The main entrance was relocated to street level, enhancing its prominence. 
The entire building is currently occupied by a single, high-profile tenant since late 2022.
Habana is a top-quality building designed for minimal environmental impact, boasting LEED Gold certification and an A-grade energy performance certificate (EPC), signifying significant reductions in resource consumption and waste emissions.
