Arrow Capital Partners and VolkerFitzpatrick complete logistics park in Bolton

Arrow Capital Partners and contractor VolkerFitzpatrick have completed Arrow Point Bolton, a sustainable logistics development totalling approximately 30,449 m2.

The project was delivered for Arrow’s Strategic Industrial Real Estate (SIRE) joint venture with Cerberus Capital Management.

The scheme is designed to meet modern logistics demands and comprises two high-specification units: a 20,462 m2 facility and a 9,987 m2 facility. The larger unit is currently available to let through B8 Real Estate and Commercial Property Partners, while the smaller unit was pre-let to Heritage Trade Frames earlier in the year.

Sustainability was central to the development’s delivery, significantly exceeding initial targets. The project is now aiming for the highest environmental standards, targeting BREEAM ‘Outstanding’ and EPC A+ ratings, an improvement on the originally contracted BREEAM ‘Excellent’ and EPC A objectives.

Strategically located near the M61, the development offers excellent connectivity to the regional and national motorway network, as well as direct routes to Manchester International Airport and the Port of Liverpool.

Arrow Point Bolton was designed to minimise its environmental impact while supporting long-term operational efficiency, with specific focus on energy efficiency, sustainable transport, and occupier wellbeing. The development also delivers a significant biodiversity net gain of 416%.
