Art-Invest Real Estate has purchased two more newly constructed residential buildings, including retail units, from Åke Sundvall in Barkarbystaden, one of Sweden's largest and fastest-developing urban areas.

This transaction, executed on behalf of an Art-Invest Real Estate institutional investment fund, is the second deal between the two companies, who will also collaborate on developing the commercial spaces within the property.
The acquired properties span approximately 11,000 m2 and include 169 rental apartments along with about 3,500 m2 of retail space.
This marks Art-Invest Real Estate's third transaction in Stockholm, following its acquisitions of Stockholm Quality Outlet and three residential buildings in Barkarbystaden in 2024 and 2025. With this latest deal, Art-Invest Real Estate now owns the entire Atlas block, comprising a total of 327 residential units, an LSS care home, and a Hemköp grocery store.
The first phase of the Atlas project was a joint venture between Åke Sundvall and Obos, while Åke Sundvall solely developed the second phase.
The properties are strategically located next to the future Barkarbystaden metro station, expected to be completed in 2027. All buildings boast the Nordic Swan Ecolabel ("Svanen") certification and are built to high technical standards.

This transaction makes sense in the best way, as we are now managing the whole Atlas block. The new assets are strategically located in front of the new subway station, which will open late 2027.”
