Art-Invest Real Estate has sold the B&B Hotel Berlin Tiergarten to PATRIZIA, with the asset acquired for the special fund PATRIZIA Hotel-Invest Deutschland I. The hotel is leased long-term to B&B Hotels. The purchase price remains confidential.

Located on Englische Straße in Berlin’s Charlottenburg district, the nine‑storey hotel comprises 186 rooms and 19 parking spaces. Art-Invest Real Estate acquired the project in 2015 as part of a portfolio deal, subsequently developed it, and completed it in 2016. With its natural stone façade and central location, the property is regarded as one of the standout assets within the B&B Hotels portfolio.
Over an approximately 11‑year holding period, the hotel delivered stable and sustainable returns for investors in Art-Invest’s Hotel Manage to Core fund, despite challenging market phases including the COVID‑19 pandemic.
