Aviva Investors and Amro Partners acquire Berlin site for PBSA scheme
Aviva Investors has acquired a prime development site in Berlin’s Prenzlauer Berg district for a 454‑bed purpose‑built student accommodation (PBSA) scheme, partnering with Amro Partners as development and operating partner.

The deal marks the latest investment through the dedicated German PBSA platform the two firms launched in October 2025.
The scheme will deliver a mix of fully furnished studios and shared apartments, each with private bathrooms and kitchenettes. Residents will have access to a wide range of amenities including a lobby, fitness centre, study rooms, cinema room, landscaped courtyard and terrace. Prenzlauer Berg’s strong transport links and will provide excellent access to Berlin’s major universities.
The acquisition is the platform’s second Berlin investment, following the purchase of a Charlottenburg site expected to deliver a €60 million, 200‑room PBSA scheme. It also follows Aviva Investors’ July financing of a 342‑bed PBSA development in Valencia, being delivered by Amro Partners and Invesco.
George Fraser‑Harding, Head of European Real Estate Equity at Aviva Investors, said the deal reflects the firm’s commitment to delivering student housing in a “structurally undersupplied market,” adding that Prenzlauer Berg is one of Berlin’s most vibrant neighbourhoods.
Amro Partners CEO Raj Kotecha said the acquisition represents “another important step” in the growth of the firm’s German PBSA strategy, noting Berlin’s strong demand fundamentals, international student appeal and acute shortage of purpose‑built stock.
