Axis assembles nine‑asset Dutch logistics portfolio

Axis, the Dutch logistics platform established by Pictet Alternative Advisors and Stoneweg, has assembled a portfolio of nine logistics assets totalling 80,000 sq m and completed a series of leasing programmes, including new leases in Zwolle and Maastricht and multiple long‑term renewals.

The progress marks a significant milestone for the joint venture, launched just 24 months ago.

The Netherlands‑based portfolio now has an 89% occupancy rate, supported by active leasing, sustainability upgrades and asset enhancement initiatives that have reduced risk and strengthened long‑term income visibility. Over the past 18 months, Axis has secured a mix of new lettings and renewals with both existing and new occupiers.
Notable transactions include a long‑term lease with a leading international supply chain and fulfilment operator for 11,000 sq m in Zwolle, and a seven‑year pre‑let with Rema Hoisting & Lifting for 5,400 sq m at a newly developed asset in Maastricht, which is undergoing value‑creating renovations. Lease renewals across Waalwijk, Almere and Eindhoven total 18,600 sq m, achieving a blended rental reversion of approximately 45%.

Simon Geldmann, head of Germany & Benelux at Pictet Alternative Advisors, said: “Over the past 24 months, we have successfully built a high‑quality logistics platform across the Netherlands, creating value through disciplined acquisitions, active asset management and strong leasing execution. Our leasing successes have materially de‑risked the portfolio, securing long‑term income streams while validating our rental growth assumptions. The platform is now entering its next phase of growth and we remain highly confident in the long‑term fundamentals of the Dutch logistics market.”

Geert van den Boomen, director transactions Netherlands at Stoneweg, said the progress demonstrates the benefits of a hands‑on investment and asset management approach. “Beyond the leasing and operational achievements, we have worked closely with our financing partner to optimise the capital structure of the platform and unlock additional value for investors. Supported by a strong acquisition pipeline and attractive live opportunities across Amsterdam, Rotterdam and Venlo, we see significant potential to further expand the portfolio while continuing to execute the technical value‑add strategy across our existing assets.”
