Global private investor Bain Capital and international investor and manager Freo Group have announced the sale of the landmark Estel Building in central Barcelona.

The buyer is InmoCaixa, the real estate subsidiary of CriteriaCaixa.
This transaction represents the largest single-property office deal by value in Barcelona's history and marks the successful completion of a major renovation and transformation project for one of the city's most recognisable assets.
Since acquiring the building in 2021, Bain Capital and Freo undertook an extensive refurbishment. Key aspects included structural renovations, the creation of large single-tenant floors exceeding 5,000 m2, new commercial spaces, and a wide array of tenant amenities. These amenities feature a 300-plus capacity auditorium, a gym, two canteens, a communal garden courtyard, and a rooftop offering panoramic 360-degree views of Barcelona.
The Estel Building, situated at the intersection of Avenida Roma and Carrer de Mallorca, boasts a gross leasable area of 52,000 m2. Currently, it is over 93% leased to a diverse group of international technology and innovation companies, with AstraZeneca serving as the anchor tenant. The property also holds prestigious LEED and WELL Platinum certifications, as well as WiredScore and SmartScore Platinum ratings.
