Global private investor Bain Capital has sold Severo 246, a refurbished office asset situated on Via Cristoforo Colombo in Rome, for an undisclosed price.

The disposal follows a comprehensive multi-year transformation. Bain Capital converted the property from a dated, single-tenant facility into a premium, modern workspace designed to meet contemporary market requirements. Located within the Greater EUR district—a prominent business hub—the building offers approximately 12,000 m2 of office space.
After the previous tenant vacated, the firm modernised internal layouts, upgraded communal areas, and integrated high-end amenities.
The repositioning strategy culminated in the building being fully pre-leased before its 2025 completion.
Positioned on a major arterial road, the asset sits midway between Rome’s historic centre and the EUR district, providing excellent transport links and proximity to major corporate headquarters.
David Cullen, a partner on Bain Capital’s Europe Real Estate team, said: “This transaction reflects our ability to identify underutilised assets and reposition them through hands-on execution. We acquired a single-tenant building with leasing risk and transformed it into a modern, fully leased asset aligned with tenant demand.”

The investment is part of Bain Capital’s Europe Real Estate strategy, which focuses on repositioning and developing high-quality assets across living, logistics, hospitality and office sectors in supply-constrained markets.
JLL and Cushman & Wakefield advised Savills IM and Bain Capital, while Gatti Pavessi Bianchi Ludovici provided legal counsel on the transaction.
