Global investor Bain Capital and Spanish real estate company Conren Tramway (CT) have formed a joint venture to develop a new logistics park in Sils, Girona, Catalonia.

The 58,340 m² park will be built on an 80,742 m² plot strategically located near the AP-7 motorway, a major logistics route. The project includes two separate warehouses, each measuring 29,170 m², with construction slated to begin in the first half of 2026.
These warehouses will boast features designed for efficient logistics operations, such as a minimum clear storage height of 10.5 meters, 66 loading docks, a 50-meter manoeuvring area, and perimeter roads.
The development prioritises sustainability, incorporating a 291 kWp photovoltaic system on each building, LED lighting, advanced climate and energy management systems, car-sharing spaces, and electric vehicle charging stations. The goal is to achieve BREEAM Outstanding environmental certification.
Juan Manuel Esteban, investment director at CT, said: “Catalonia, and particularly the Sils area, stands out for its very solid market fundamentals with growing demand, limited availability, and a strategic location in the northeast of the Iberian Peninsula that will attract clients and logistics operators with regional and cross-border needs.”

This new Sils logistics park is part of a larger, €600 mln investment program by the Bain Capital and Conren Tramway (CT) joint venture. The program is actively progressing, with the Sils project following the Alcalá Logistics Park in Madrid, which saw its first phase delivered in Q3 2025 and its second phase expected in H1 2026.
The Valencia Logistics Park in Loriguilla is also scheduled for completion within the same timeframe. Once all current and pending developments are accounted for, the joint venture will manage over 500,000 m² of gross leasable area across Spain and Portugal.
