Balder, Next Step Group, and Bockasjö have formed a joint venture to develop Link40, a major logistics hub near Gothenburg, Sweden.

This project, one of Sweden's largest, involves building approximately 250,000 m2 of modern and sustainable logistics properties along National Road 40.
Link40 will focus on efficiency, sustainability, and future-ready solutions, spanning 45 hectares (about 80 football fields). It will offer opportunities for various logistics companies, big and small, to establish themselves in a well-connected location.
All three partners bring extensive experience in large-scale land development, infrastructure, logistics operations, and tenant collaboration. Bockasjö is joining as a 50% co-owner, boosting the project's execution capabilities.
The project aims to address the growing demand for modern and sustainable logistics in a rapidly developing region. Its location between two major Swedish cities and close to international transport hubs makes it ideal for businesses seeking high accessibility and efficiency. The initiative also supports sustainable practices through collaborations across various sectors.
Construction is slated to begin in the first quarter of 2027. The project, with a total investment of around SEK 4 bn (€343 mln), will be developed over 6-8 years.
Link40 is jointly owned, with Next Step and Balder holding 50%, and Bockasjö holding the other 50%.
