Situated in the city's 1st arrondissement near Place Vendôme, the asset occupies a highly coveted location on one of Europe’s most prestigious and resilient luxury shopping streets, benefiting from robust international and domestic footfall.

The property, a former service station transformed into an iconic retail destination, comprises roughly 620 m2 of retail space across multiple levels and features over 15 metres of prominent street frontage.

The unit is fully let to an established luxury fashion brand that has operated its Parisian flagship from the location for more than a decade. The tenant recently extended its lease and expanded its sales floor, highlighting its long-term commitment to the site.

This acquisition provides Barings with a trophy asset backed by strong long-term fundamentals in a highly supply-constrained market.

Guillaume Bieganski, managing director, country head France at Barings Real Estate, said: “Rue Saint-Honoré is one of the most prestigious retail destinations in Europe, offering unparalleled access to luxury consumers in the heart of Paris. While our highest-conviction sectors remain living and logistics, we will continue to be selectively acquisitive in retail where we see the right combination of location, asset quality and value creation potential.”

Gunther Deutsch, managing director, head of European Real Estate Transactions at Barings, said: “We remain highly selective on retail acquisitions and continue to target assets with strong underlying fundamentals and short to mid-term value growth potential. Prime luxury retail in global gateway cities such as Paris can offer highly compelling investment opportunities, particularly where assets combine world-renowned locations and best-in-class specifications with secure income and high-quality tenants. Across Europe, our highest-conviction sectors remain BTR, BTS and PBSA, alongside MLI and logistics, with a focus on opportunities across Iberia, Italy, Germany, the Netherlands, the Nordics and the UK, spanning the risk spectrum from value-add to core.”

Barings was advised by LPA Law and Oudot, while the transaction was marketed by Knight Frank and CBRE on behalf of the sellers.
