The existing light industrial buildings will be demolished to make way for nine new residential buildings, totalling 12,500 m2 and comprising 262 units.
This project aims to provide modern, sustainable homes (meeting EPC A and Miljöbyggnad Silver standards) that cater to the local community's needs, offering green spaces and excellent public transport links. The site is conveniently located just 850 meters from Åkersberga commuter train station, providing a 35-minute direct connection to central Stockholm.
With all necessary approvals secured, construction is set to begin in Q4 2025, with phased completion from mid-2027 to mid-2028. Barings will partner with Innovation Properties as Project Manager and Kvalitetsbygg as General Contractor to deliver these much-needed homes to the growing commuter town.
Andreas Norberg, managing director and country head Nordics at Barings Real Estate, said: “This landmark transaction in Åkersberga underscores our conviction in the Swedish residential sector and our commitment to delivering high-quality, sustainable homes in undersupplied markets. Working alongside Innovation Properties, we look forward to transforming this site into a vibrant new community.”
Gunther Deutsch, managing director, head of European Transactions and country head Germany at Barings Real Estate, added: “The Åkersberga project is a testament to our ability to source and execute complex, off-market transactions in Europe’s most dynamic markets. We continue to see strong appetite for residential assets and remain focused on expanding our portfolio across the region.”
