Barings divests four UK logistics assets

Global real estate investment manager Barings has sold four fully leased logistics properties in Bristol, Daventry, Warrington, and Nottingham.

The off-market deal was concluded with a joint venture between Copley Point Capital and Sixth Street. Although the price is not disclosed, the transaction is estimated to be around £100 mln (€118 mln).
The portfolio of fully-let assets includes: a 30,565 m2, two-unit property in Bristol's Avonmouth area; a 22,161 m2 warehouse in Daventry (within the "Golden Triangle" logistics hub) built in 1997; an 11,942 m2 warehouse in Warrington, originally built in 1996 and refurbished in 2018; and a 10,514 m2 warehouse in Nottingham's Sherwood Business Park with direct access to the M1 motorway.
The divestment was part of Barings’ strategy focused on core European real estate. 
ACRE Capital Partners advised Barings, while Cushman & Wakefield represented the buyers.
Darren Hutchinson, managing director and head of UK Transactions at Barings Real Estate, said: “This opportunistic sale is a good example of a strong sale discipline, realising a healthy profit in a relatively short hold-period, having successfully increased income by 20%.  This transaction is a catalyst to enable us to implement our strategy to deepen and further diversify our industrial / logistics exposure by targeting more multi-let assets.”
Gunther Deutsch, managing director and head of European Transactions and Country Head Germany at Barings Real Estate, added: “This transaction highlights our ability to execute disposals in line with our asset management strategies and to realise value on behalf of our investors. Including this transaction,  we have already concluded a sales volume of €380 mln in logistics in 2025. With nearly €2 bn of capital to deploy in 2025, we are actively looking to reinvest into logistics, living (PBSA/BTR/BTS), and selective office assets, preferably with value add or core + characteristic across our core geographies, including the UK, Germany, France, the Netherlands, the Nordics, Spain and Italy.”
