This acquisition, made in collaboration with Dudley Taylor and student housing developer Cassidy Group, represents Barwood's initial venture into the student accommodation sector.
The development is situated on the former site of St Chads Hospital, which dates back to 1808. Existing plans involve retaining and renovating the Grade II listed buildings, alongside the construction of three new buildings to form a campus-like environment.
The completed scheme will offer 80 cluster rooms, 133 studios (12 accessible), and 13 apartments. Extensive amenities will include a large gym and exercise studio, a 29-seat cinema, a communal kitchen, external courtyards and seating, 24/7 reception, laundry facilities, high-speed Wi-Fi, and multiple study areas.
The project aims for a BREEAM Excellent rating by incorporating sustainable features such as Utopi smart building systems, enhanced insulation, photovoltaics, and sustainable drainage. Construction is currently in progress and is expected to be completed by summer 2026.
The location is strategically positioned between the City Centre (home to Aston and Birmingham City Universities) and the University of Birmingham in Selly Oak, and is a short walk from Birmingham City University South Campus.
Edward Henson, director at Barwood Capital, said: “It is hugely satisfying to re-cycle these heritage assets; bringing them back to life. The accommodation will help meet growing demand in the city for modern, purpose-built student accommodation as well as free up traditional residential properties for families looking to move to the area. The design, construction and operation of St Chads all seek to deliver a strong sense of community and inclusivity, amongst the residents.
James Cassidy, director at Cassidy Group added: “Having secured detailed planning consent for the scheme, Cassidy Group are now looking forward to the delivery stage, and being able to create a best-in-class student facility to serve the Birmingham student community.”
