Bouwinvest buys 167 homes in Alkmaar for Dutch Impact Mandate

Bouwinvest has acquired 167 rental apartments from Ontwikkelcombinatie The Future for the Dutch Impact Mandate, which it manages on behalf of bpfBOUW.

Three quarters of the homes will be let below the national mid‑rent ceiling at first letting. The apartments form part of Project The Future, a 437‑unit development next to Alkmaar Noord station. Construction begins in November 2026, with completion scheduled for mid‑2029.

Under the Dutch Impact Mandate, every investment must demonstrably contribute to either expanding mid‑rent housing for middle‑income households or reducing CO₂ emissions through construction methods.

Fund manager Maya Savelkoul said pension funds increasingly want investments that deliver both returns and societal value. She noted that real estate offers tangible impact, with the Dutch Impact Mandate and Dutch Senior Living Impact Fund designed to make that impact measurable. By investing in new homes such as those in The Future, pension capital helps reduce the Netherlands’ housing shortage.

Of the 167 apartments, 126 will be let in the mid‑rent segment at completion, at around €1,350 per month including the new‑build surcharge (2026 level). The wider project includes 143 social rental homes owned by Kennemer Wonen and 127 owner‑occupied apartments. The social‑rent building will also include a community space.

The building will be gas‑free and carry an A+++ energy label. Heating and cooling will be provided by an aquifer thermal energy storage system. The project aligns with the CRREM 1.5‑degree pathway and the EU Taxonomy, and a climate‑risk scan shows no high risks. The construction site will be registered with Bewuste Bouwers.
