Bridges Fund Management and Chancerygate have sold a 69,677 m² urban logistics portfolio, consisting of 76 Grade A units, to Indurent.

The portfolio includes developments in Erdington (Birmingham) and Leeds, as well as Holbrook Park in Coventry. This acquisition aligns with Indurent's strategy to expand its presence in key UK urban logistics areas by acquiring high-quality, sustainable assets that are in high demand.
Holbrook Park in Coventry is a 23,690 m² development with 31 units, currently 67% occupied by major tenants like Magdalene, Evri, Clifton Bathrooms, and Kelvatek. It boasts strong ESG features and modern, sustainable design.
T45 in Leeds, located on the A63 East Leeds link road, will offer 23 units across 20,717 m² upon completion in Q1 2026. Torque in Erdington, Birmingham, is a 25,177 m² development with 22 units, scheduled for completion in Q4 2026. Both T45 and Torque are aiming for high sustainability ratings, including BREEAM Excellent and EPC A/A+ ratings.

Bridges and Chancerygate, who have collaborated on projects for over ten years, are currently developing four sustainable urban logistics sites in the UK and Ireland, including those in Adlington, Cheshire, Dublin, T45, and Torque.
