CA Immo has sold its 20,000 m2 Sienna Center office building in Central Warsaw, Poland.

Sienna Center, Warsaw
The multi-tenant building, completed in 1998, offers 20,000 m2 of leasable space and about 210 parking spots. As of February 2026, it was 96% occupied with a Weighted Average Unexpired Lease Term (WAULT) of 4.0 years and an annual gross rental income of €3.98 mln.
This transaction aligns with CA Immo's long-term investment strategy to concentrate on large, high-quality, Class A office properties in prime city-centre locations. Through this strategy, CA Immo continuously sells properties that don't fit its core business criteria—such as asset class, location, building quality, age, or value creation potential—thereby enhancing the overall quality and sustainability of its property portfolio.
Keegan Viscius, CEO of CA Immo, stated: “The successful sale of Sienna Center is a further step in the implementation of our strategic capital rotation programme. With this sale, we free up capital for alternative allocation options and monetise future profits where only limited further value creation exists under our business model. The proceeds from the sale may be used in a number of ways, including general corporate purposes, accretive investment in our prime portfolio, repayment of debt, buyback of shares, and external investment should attractive opportunities arise.”
Greenberg Traurig, LLP, and CBRE provided advisory services to CA Immo for the sale.
As of 31 December 2025, CA Immo's Polish portfolio, which represents about 10% of its total property assets, included six office buildings in Warsaw. This portfolio had a book value of €475 mln and comprised around 136,000 m2 of leasable space, with an occupancy rate of 98%.
