CapMan Real Estate and PensionDanmark are partnering on a residential development in Rødovre, near Copenhagen.

Rødovre, Greater Copenhagen
This six-year project will transform approximately 42,500 m2 into a modern residential neighbourhood, aligning with Rødovre Municipality's development goals around the City Hall and Rødovre Centrum.
The project involves five land plots acquired from the municipality, where about 500 residential apartments and retail units will be built in three phases. The construction will be handled by the reputable family-owned company, A. Enggaard, which will also build a new Civic Centre next to Rødovre City Hall.
Currently, the area is primarily composed of older industrial and office buildings. Over the next few years, the team, along with A. Enggaard will plan and execute the transformation into a vibrant residential community with green spaces, high-quality public areas, cafés, and local conveniences. The adjacent new Civic Centre will centralise municipal services, enhancing convenience and connectivity for residents.
Designed with long-term sustainability in mind, the development aims to meet EU Taxonomy criteria (7.1). This project marks the first collaboration between CapMan Real Estate and PensionDanmark.
Hasse Wulff, head of Transactions at CapMan Real Estate Denmark, commented: “We see this as the most attractive development area in Rødovre Municipality, given its ideal location near Damhussøen, Rødovre Centrum and Rødovre City Hall. This is an opportunity to complete the transformation of the Gartnerbyen area into a vibrant and attractive new residential neighbourhood, which will also benefit from directly overlooking a new green park and green promenade that will connect the whole neighbourhood.”
Torben Modvig, director of real estate at PensionDanmark, added: “Gartnerbyen is evolving into a vibrant, green neighbourhood with inviting recreational spaces and an attractive urban environment featuring cafés and shops. We are excited to help expand this unique area in Rødovre with new homes, where community and urban life are already beginning to take shape.”
