CapMan Real Estate sells Mölnlycke logistics asset
CapMan Real Estate has completed the sale of a logistics property in Mölnlycke, Gothenburg, on behalf of its Nordic Property Income Fund. The asset has been acquired by a fund managed by Areim, with the transaction closing above the property’s latest valuation.

The 7,100 sq m property was completed in 2017 and is situated in Mölnlycke, a mature logistics and industrial hub with strong connectivity to central Gothenburg. The location offers prominent signage visibility and direct access to Riksväg 40, one of the region’s key transport corridors linking Gothenburg with Jönköping and the Stockholm region.
CapMan Real Estate acquired the asset in 2022 and has since implemented several initiatives to enhance its environmental performance. These include achieving a BREEAM Very Good certification and installing rooftop solar panels, supporting both operational efficiency and long‑term sustainability credentials.

In the same area, CapMan Real Estate has also delivered a 45,000 sq m logistics property through its value‑add fund, CapMan Nordic Real Estate III. Completed during the summer, the asset is already 50% leased to Rexel, with leasing of the remaining space ongoing amid strong occupier demand.
