Carlyle and ESR Europe expand UK logistics portfolio

Carlyle and ESR Europe have partnered to acquire a 20,531 m² logistics facility known as Enterprise House in Stoke-on-Trent.

ESR Europe will manage the property for Carlyle.
The facility, built in 2006, is strategically located near the M6 motorway, offering good access to major cities like Manchester, Birmingham, Sheffield, and Liverpool. 
Currently, medical products distributor AAH Pharmaceuticals is leasing the property.
Carlyle and ESR plan to upgrade the facility to make it even better, with improvements such as energy efficiency enhancements, electric vehicle charging stations, and better loading areas.
Both companies see European logistics as a strong investment due to steady demand, limited supply, and the sector's importance in modern supply chains. ESR Europe now manages £1.1 bn (€1.29 bn) in UK logistics assets.
This acquisition is part of a larger UK logistics portfolio that recently secured refinancing to support further growth. With the addition of Enterprise House, the total value of assets under management for this partnership now exceeds £400 mln (€469 mln).
