Carmila acquires Grand Quetigny shopping centre in Dijon for €45m
Shopping centre operator Carmila has finalised a binding agreement to acquire Grand Quetigny, a 13,650 m2 shopping centre serving the southern Dijon area, for €45 mln.

The transaction, which includes transfer taxes, offers an immediate yield well above Carmila’s investment threshold and aligns with its selective strategy to acquire dominant local assets with significant value-add potential.
The acquisition marks a major step toward Carmila’s €100 mln annual acquisition goal and is expected to boost full-year earnings per share by approximately 1%. Grand Quetigny is anchored by a market-leading Carrefour hypermarket and benefits from a robust catchment area.
Carmila identified substantial opportunities for growth through active asset management, including optimising the merchandising mix and restructuring commercial spaces.
The centre currently boasts a 90% occupancy rate with 66 highly productive retailers generating an average turnover of €6,000/m². Value creation will be further accelerated by deploying Carmila’s operational platform, specifically in Specialty Leasing, Retail Media, and Next Tower 5G infrastructure.
Furthermore, Carmila aims to enhance the asset's sustainability profile by targeting a BREEAM-in-Use “Very Good” rating.
Marie Cheval, chairwoman and CEO of Carmila, commented: “This acquisition is fully aligned with Carmila’s value creation and growth strategy. We target leading assets with strong appeal and a dense catchment area, where our real estate platform can generate strong organic growth. This is precisely the case in Grand Quetigny: an entry price offering immediate profitability significantly exceeding Carmila’s investment criteria and very attractive potential for optimisation, transformation, and value creation.”
Carmila manages a portfolio of shopping centres in France, Spain and Italy valued at €6.7 billion as of 31 December 2025.
