Castellum divests seven properties for €43.3m

Swedish property company Castellum has sold seven properties in separate transactions, totalling an underlying property value of SEK 500 mln (€43.3 mln).

The divested properties were not meeting the company's target of achieving at least a 10% annual return on equity.
Six of the properties, valued at SEK 330 mln (€28.6 mln), were vacated in the fourth quarter of 2025. The remaining property, valued at SEK 170 mln (€14.7 mln), will be vacated in the first quarter of 2026. The book value of these properties as of 30 September 2025 was SEK 475 mln (€41.1 mln).
The office, warehouse/light industrial, and retail properties sold include Borås Uranus 16, Göteborg Masthugget 3:6, Göteborg Heden 16:5, Copenhagen Roskildevej 22, Linköping Isbjörnen 4, Stockholm Dagskiftet 4, and Örebro Hållstugan 28.
The average contract duration is 1.7 years, the total rental value is SEK 52 mln (€4.5 mln), the total leasable area is 32,800 m2, while the occupancy rate is 76%.
Castellum owns, manages, and develops commercial properties in growth cities. As of 30 September 2025, the property value amounted to SEK 137 bn (€11.9 bn).
