Berlin-based Catella IM, in collaboration with Catella Investment Management Benelux and Catella Real Estate AG (CREAG), has acquired the Sea Tower residential development in Zoetermeer, Randstad.

This acquisition, made from Bakkers | Hommen, will be added to the Catella European Residential (CER) portfolio.
The Sea Tower, currently under construction, will be a 70-metre-tall building featuring 150 modern, modularly constructed apartments, totaling approximately 6,600 m2 of rental space. With an average size of 44 m2, the apartments are designed for singles, young professionals, and couples. Residents will have access to about 1,000 m2 of communal amenities, including a roof terrace, fitness room, parcel collection point, and laundry room. The building will also offer limited car parking, extensive bicycle storage with charging stations for e-bikes and scooters, and administrative/letting offices. Completion is anticipated in November 2026.
The development meets the German KfW 55 energy efficiency standard and is connected to the local district heating network, supplemented by a rooftop photovoltaic system. Approximately half of the apartments are barrier-free, and the underground parking is pre-wired for EV charging. The building achieves an A++ energy efficiency rating through the use of photovoltaics, heat pumps, and heat recovery, along with environmentally friendly building materials. Under Dutch law, 132 units will be mid-market rentals, and 18 will be free-market rentals.
