Catella IM acquires two residential buildings in Hannover

Berlin-based Catella Investment Management (CIM) has acquired two newly constructed residential buildings in Hanover, Germany, for over €50 mln.

The purchase was made for an individual mandate and, alongside Catella Real Estate AG (CREAG) as KVG platform, for the Catella European Residential (CER) fund. 
The properties acquired from PHI Kronsrode Grundstücks in the Kronsrode development area comprise 154 modern apartments (102 market-rate and 52 subsidized), six commercial units, and a daycare centre, totalling around 12,060 m2 of lettable space. 
These buildings meet the KfW-55 energy efficiency standard and were completed between the end of 2024 and the first quarter of 2025. 
The properties offer a mobility-focused design with ample bicycle parking (including e-bike charging), 148 car parking spaces, excellent public transport links, and car-sharing options.
This development aligns with CER's ESG strategy through various sustainable initiatives. Energy consumption is reduced by using double-shell masonry with cavity insulation and a district heating system. 
Michael Keune, managing director of CIM, explained: “The funds are investing in an efficient building structure with attractive floor plans in a green, family-friendly district with a high quality of life for many people in the Hanover growth region.”
Benjamin Rüther, head of Fund Management Residential at CIM, added: “The project in Kronsrode convinces with excellent connections to the city center and an efficient public infrastructure consisting of daycare centres, schools, restaurants, and good local amenities. The proportion of social housing promotes the neighbourhood’s social mix and cohesion”
CER, managed by CIM as investment advisor with CREAG as KVG platform, now holds approximately €1.38 bn in real estate assets. 
Kronsrode, situated on Hanover's southeastern edge, benefits from convenient access to the A37 and A7 highways as well as the B6 and B65 federal highways. The Stockholmer Allee and Krügerskamp subway stations are within walking distance, providing residents with a 20-minute connection to the city centre via subway line 6.
