Åbyntie 4–6, Aviapolis Vanta - Catena
This property, located at Åbyntie 4–6, functions as the headquarters and primary logistics and service hub for Cramo Finland.
Completed in 2021, the facility spans about 23,260 m² and includes warehouse, logistics, cold storage, and office spaces. It is fully leased to Cramo Finland on a 10-year agreement.
The sellers are Terrieri Kiinteistöt, A. Ahlström Kiinteistöt, and S‑Pankki Tontti Erikoissijoitusrahasto. The property is projected to yield an annual net operating income of SEK 34.5 mln (€2.9 mln), with an initial return of about 6.0%.
The extensive land area, around 140,000 m², offers significant future development opportunities with an additional 45,000 m² of building rights. The facility was designed with a strong emphasis on energy efficiency and sustainability, holding a BREEAM In‑Use Very Good certification.
The transaction is expected to finalise by 28 May 2026.
Johan Franzén, head of Property at Catena, commented: “We are making an attractive acquisition in one of Finland’s most established logistics locations. The modern standard and the opportunity to further strengthen the relationship with Cramo contribute to stable cash flows going forward, while the building rights offer long-term development potential.”
