Catena acquires Swedish logistics property from Niam

Swedish listed property company Catena is expanding its logistics portfolio by acquiring a Jönköping property from a Niam-managed fund for approximately SEK 1,27 bn (€112.3 mln).

This acquisition adds 112,000 m2 of lettable area to Catena's holdings, making it the manager of over 200,000 m2 of logistics space leased to Elgiganten until 2033 in the Torsvik industrial area. 
The fully leased property, Barnarps Kråkebo 1:49 property, which is Elgiganten’s original Nordic distribution centre, is expected to generate a net operating income of approximately SEK 80 mln (€7 mln) annually. 
The location, in Torsvik industrial area, just south of Jönköping, is considered one of the best logistics locations in the Nordic region.
The BREEAM In-Use Very Good certified facility is strategically located with access to rail and the E4 motorway, a key transportation route in Sweden.
The acquisition is being financed with internal funds and external credit facilities.

The transaction will be completed on 1 September 2025.
