CBRE IM, on behalf of a sponsored fund, has acquired a portfolio of eight logistics assets totalling approximately 327,000 m2 across Italy's five largest logistics corridors.

Logistics Italy - CBRE IM
This significant acquisition is divested by various Italian real estate funds managed by primary GPs and underwritten by Techbau and BGO.
The portfolio is strategically distributed, with three assets in Bologna, three in the Rome area, one in Milan, and one in Verona. Each location offers direct access to Italy’s main motorway network, including the A1, A14, and A22 corridors, facilitating both national distribution and cross-border European trade.
All assets are newly built to Grade A specifications with strong sustainability credentials, achieving LEED Platinum or Gold certification. They feature modern design, high-quality warehousing, and excellent transport connectivity. Seven of the eight assets include solar photovoltaic installations with a combined capacity of over 23 MWp, enhancing operational efficiency and aligning with CBRE IM’s environmental objectives.
The portfolio currently boasts 100% occupancy with a diverse tenant mix, including third-party logistics operators, luxury fashion, DIY, home improvement retail, and food service distribution.
Sandro Campora, head of Transactions Italy at CBRE IM, said: “We don’t believe a portfolio of this scale and quality has ever come to market in Italy before, which speaks to its strategic importance. Securing these Grade A assets in the country’s most critical logistics corridors allows us to deliver long-term, resilient income streams, while advancing our sustainability goals, and demonstrates our team’s ability to identify and capture exceptional opportunities in highly competitive sectors.”
Antonio Simontalero, portfolio manager at CBRE IM, added: “By securing a portfolio of Grade A, highly sustainable assets in Italy’s most strategic logistics corridors, we are positioning the fund to benefit from resilient income streams and structural growth drivers such as e-commerce and supply chain reconfiguration. The combination of prime locations, strong tenant covenants, and embedded development potential ensures we can create long-term performance while meeting our clients’ sustainability objectives.”
