CBRE IM acquires prime Bedford logistics facility

CBRE Investment Management, acting on behalf of the West Midlands Pension Fund (WMPF), has acquired a prime logistics distribution facility in Bedford, strengthening the Fund’s exposure to high‑quality UK logistics assets backed by long‑term structural demand.

The freehold property comprises 462,700 sq ft of logistics and office accommodation on a 22.5‑acre site within Marsh Leys Business Park, one of Bedford’s most established distribution locations. The facility benefits from direct access to the A421, providing strong connectivity to the M1 and A1 corridors and linking the asset to London, the Midlands and major UK population centres.

The building is fully let to Sainsbury’s Supermarkets Ltd, serving as a critical component of the retailer’s national clothing distribution network. Developed to an institutional specification, the facility offers 15‑metre clear eaves, extensive loading provision, significant power capacity and a large secured yard. Sainsbury’s has also invested heavily in automation technology at the site, reinforcing its operational importance within the wider supply chain.

The acquisition aligns with WMPF’s strategy of investing in modern, well‑located assets supported by strong occupiers. Bedford continues to benefit from its position within the South East logistics corridor, with planned infrastructure improvements expected to further enhance connectivity and occupier appeal.

Shiventa Sivanesan, Director, Investment Management & Stewardship at WMPF, said the investment supports the Fund’s philosophy of securing reliable income from high‑quality assets backed by strong tenants. Natalie Tanner, Fund Manager at CBRE IM, added that the property’s specification, connectivity and role within Sainsbury’s supply chain make it a compelling addition to the portfolio, noting continued conviction in the UK logistics sector despite broader market volatility.
