This acquisition aims to boost the supply of affordable and sustainable rental housing in the rapidly expanding Brainport region.
This investment aligns with ABP's long-term strategy to focus on sustainable and affordable mid-market rental housing. Vonderpark Kwartier is designed to cater to a diverse group, including first-time renters, young professionals, and small households.
The development consists of three residential buildings. "De Gagel" will offer 103 homes, including 20 social rental "friends' homes," 36 mid-market, and 47 private sector apartments. The "Alexandra" and "Sophia" buildings will provide an additional 372 homes, with 40 social rental "friends' homes," 261 mid-market, and 71 private sector units. The project also includes approximately 1,685 m2 of commercial space and 71 parking spots. Its prime location, close to Eindhoven Central Station and urban amenities, makes it a desirable residential spot.
A strong emphasis has been placed on the affordability and sustainability of these homes. The buildings will utilise a collective ATES system and are designed for an A+++ energy performance rating. The development is also targeting BREEAM-NL In-Use Excellent certification and CRREM alignment, with energy-efficient construction intended to ensure long-term housing affordability and contribute to climate-resilient urban environments.
Bas Tiemstra, head of Continental Europe Direct Real Estate Strategies at CBRE IM, said: "The Brainport region is growing faster than almost any other region in the Netherlands. With Vonderpark Kwartier, we are adding a diversified mix of social, mid-rent and private sector housing in the heart of Eindhoven, underpinned by high sustainability ambitions. In doing so, we are helping to address the region's housing challenge while supporting long-term future-proof urban development."
Robert Alberts, at Breevast, commented: "With Vonderpark Kwartier, we are delivering a completely new residential area for a wide audience at one of the last remaining inner-city locations in Eindhoven. This development has been designed from the start to contribute to a liveable and future-proof city district. The combination of social Friends housing, mid-market rental and private sector housing fits well with the growing demand in the Brainport region."
