CBRE IM and Moda Living launch UK single-family housing fund

CBRE Investment Management (CBRE IM) has set up CBRE UK Single Family Housing Partners, a new open-ended residential fund focused on developing and managing single-family homes.

Starting with £400 mln (€469 mln) in available capital, the fund aims to meet the increasing demand from both residents and institutional investors for high-quality, professionally managed, and attainable rental housing across the UK.

A key element of this strategy is an exclusive partnership with Moda Living, which will co-invest in the platform. This collaboration combines CBRE IM's extensive residential experience with access to over 25,000 residential land plots controlled by Moda's parent company, Caddick Group.

The fund has an ambitious goal to grow to £2 bn (€2.34 bn) in value, supported by its proprietary land pipeline and strategic acquisitions from third-party housebuilders. This flexible sourcing approach will provide investors with unique opportunities not typically found through traditional market channels. CBRE UK Single Family Housing Partners will also benefit from the proven expertise of both CBRE IM and Moda in developing and operating residential communities.

Andrew Davey, head of UK Residential Strategies at CBRE IM, said: “Single-family housing represents a compelling long‑term opportunity, supported by strong demand fundamentals and a chronic undersupply of high‑quality rental homes. We believe our approach will deliver a truly differentiated approach for both our investors and residents.”

CBRE IM's Affordable Housing program has already provided over 3,000 homes in the UK, valued at around £700 mln (€821 mln). The firm also manages two other dedicated residential strategies. Furthermore, in the Netherlands, CBRE IM is developing a residential portfolio worth over €1 bn for global pension fund APB.

Moda Living, a subsidiary of private property and construction firm Caddick Group, has £2 bn (€2.34 bn) in AUM and £1.1 bn (€1.29 bn) currently under construction.
