CBRE IM, on behalf of one of its funds, is collaborating with Virtuo Industrial Property (Virtuo) to develop "Cadences," a multi-storey urban logistics and mixed-use facility in Bezons, Greater Paris.

This project will transform a 3.8-hectare former industrial site into a modern, sustainable property offering approximately 36,000 m2 of space. Cadences is designed to cater to various businesses, including logistics, last-mile delivery, and light industrial companies, making efficient use of land in a densely populated area.
Its strategic location near the Port of Gennevilliers and major motorways (A14, A15, A86) provides excellent access to central Paris and La Défense, serving a significant European consumer market.
The facility will feature an urban logistics space, cross-deck delivery facilities and light industrial units for SMEs.
Each floor can be divided to suit different tenant needs, and the multi-level design offers the functionality of single-storey buildings while maximising urban land efficiency.
Cadences prioritises sustainability, redeveloping a brownfield site and incorporating features like photovoltaic panels, waste heat recovery from a nearby data centre, and circular construction practices, including material reuse. The project aims for BREEAM Outstanding, BiodiverCity, and WiredScore certifications.
Completion is expected in the second quarter of 2027.
