CBRE Investment Management acquires 437-home development in Amsterdam

CBRE Investment Management, acting on behalf of Dutch pension fund ABP, has agreed to acquire a major residential development comprising 437 mid‑market rental homes in Amsterdam from Orion Investment Partners.

The scheme, located at Overschiestraat 182–188, will make a substantial contribution to the delivery of affordable rental housing within Schinkelkwartier, one of Amsterdam’s largest urban regeneration projects.

The development will deliver 437 apartments with an average floor area of 52 sq m, alongside 950 sq m of commercial space, 40 parking spaces and extensive bicycle parking in an underground garage. The housing mix has been designed to meet sustained demand from first‑time renters, young professionals, couples, families and smaller households seeking affordable accommodation in the city.

Schinkelkwartier, situated between Amsterdam Nieuw‑West and Amsterdam Zuid, is undergoing a long‑term transformation from a predominantly commercial district into a vibrant mixed‑use neighbourhood. Construction of the area’s first residential complex began in April 2025. By 2045, the district is expected to deliver around 11,000 homes, while commercial space will increase from 700,000 sq m to 1 million sq m, supported by new schools, sports facilities, retail and restaurants.

Bas Tiemstra, head of continental Europe direct real estate strategies at CBRE Investment Management, said: “Through this acquisition, we are expanding ABP’s exposure to high‑quality rental housing in one of Amsterdam’s most strategically important urban developments. Schinkelkwartier is being transformed into a vibrant and sustainable mixed‑use district, and the delivery of new mid‑market rental homes is an important part of that vision.”

Sjuul Baltussen, partner at Orion investment partners, said: “Delivering 437 mid‑market rental homes in Schinkelkwartier aligns with our strategy of creating institutional‑quality inner‑city residential and mixed‑use projects. We look forward to completion and aim to deliver more projects like it, both through new developments and repositioning existing sites.”

Construction is scheduled to begin at the end of 2026. The project is being developed by Orion Investment Partners and Boelens de Gruyter, designed by OZ architects, and realised by BAM Wonen.
