Avonmouth, Bristol - Chancerygate

This project will deliver 12,556 m2 of high-quality, sustainable logistics space across six units, ranging from 1,528 m2 to 3,103 m2, and already has industrial planning consent.
The site, located on Palmer Avenue within the Central Park industrial estate, boasts excellent connectivity. It's less than half a mile from the M49 motorway (Junction 1) and close to the M4 and M5, making Bristol city centre just a 30-minute drive away. Nearby businesses include major retailers like Waitrose, Amazon, Lidl, The Range, and Farmfoods.
The units will be available for lease and are designed to achieve a BREEAM Excellent rating. Construction is set to begin next spring, with the first tenants expected to move in during the fourth quarter of 2026.
Chancerygate acquired the site from supermarket chain Farmfoods for an undisclosed amount.
Chancerygate development director, Tom Faulkner, said: “Acquiring this site in Avonmouth, just off the new M49 junction, is a fantastic opportunity for us to provide the high specification, sustainable multi-let industrial accommodation we consistently deliver across the UK. There is high demand from occupiers across Bristol and the surrounding areas for high-quality, Grade-A space in well-connected, established industrial locations. Our Kestrel Park development will meet this demand and provide occupiers with units in an unrivalled strategic location to serve both the locality and the wider South West region.”
In the transaction, Russell Property Consultants advised Chancerygate, while Knight Frank represented Farmfoods. Both Russell Property Consultants and Knight Frank will serve as agents for the Kestrel Park development.
