Chancerygate and Bridges complete logistics development in Dublin

Chancerygate and Bridges Fund Management have finished construction on Airport Trade Park, a €40 mln, 11,172 m2 Grade A urban logistics development near Dublin Airport. Three of the units have already been pre-let.

Located on a two-hectare site just 1.7km south of Dublin Airport and 8km north of Dublin city centre, the development features 13 units ranging from 335.8 m2 to 2,106 m2.

Three units, totalling 2,898 m2, were pre-let before completion to a diverse group of international businesses, including Imprint Engine, Cembre and Netgate.

Airport Trade Park marks the first Irish venture for the Bridges and Chancerygate partnership, which has a decade-long track record of successful projects in the UK. The site boasts excellent connectivity due to its proximity to Dublin Airport, the M50 and M1 motorways, various bus routes, and upcoming public transport improvements.

Earlier this year, Chancerygate, which has an office in Dublin, acquired the 31,772 m2 North Gate Portfolio, consisting of 12 fully occupied industrial and urban logistics assets also near Dublin Airport.

Airport Trade Park is designed for sustainability, aiming for LEED Gold accreditation. It includes electric vehicle charging points, photovoltaic panels, and air source heat pumps. The buildings were constructed with high-performance materials, and extensive rooflights help reduce operational costs and CO2 emissions.

Chancerygate development director and head of the Irish office, Ed Dobbs, commented: “We have delivered an outstanding urban logistics development with our long-term partner Bridges, which showcases our high specification, sustainable product in an excellent strategic location. The partnership between Chancerygate and Bridges has successfully developed urban logistics properties across the UK and Ireland, in diverse locations from Edinburgh to Tolworth in southeast London.

CBRE and Lisney are the appointed agents for the Airport Trade Park development.
