Chancerygate and Bridges divest UK business park to Ableprop

Chancerygate and Bridges Fund Management have sold their Harlequin Business Park, an 8,361 m2 urban logistics development in Hayes, West London, to Ableprop.

The park features nine sustainable, Grade A leasehold units ranging from 474 to 3,688 m2, completed in early August.
Located on Southall Lane, near the Beaver Industrial Estate, International Trading Estate, and Western International Market, it offers excellent road access to the M4 and A40.
The development is designed with sustainability in mind, offering electric vehicle charging points that can be expanded as needed. Each property also utilizes air-source heat pumps and rooftop solar panels to provide cost-effective, green energy for operations. Furthermore, the units are built with advanced insulative materials and controlled air tightness, which collectively reduce CO2 emissions and boost energy efficiency. These features have earned the scheme an EPC A+ and BREEAM Excellent rating, contributing to its status as a net-zero carbon development for regulated energy.
The transaction's financial details were not disclosed.
