UK-based Chancerygate has received approval to build its first Spanish logistics park, L'Alter Business Park, in Alcàsser, near Valencia.

The 21,000 m² facility will offer nine leasable units ranging from 755 to 3,300 m².
Construction is slated to begin in late 2025 and finish by the close of 2026. This development aims to address the growing need for logistics space in the Valencia region, a thriving area due to port expansion and limited real estate options.
Located on a 3-hectare site outside the floodplain, along Carrer dels Pedrapiquers and adjacent to the V31 motorway, L'Alter Business Park offers easy access to Valencia's city centre, port, and the AP7 motorway, connecting to major logistics corridors to Madrid, Barcelona, and Alicante.
The park will adhere to strict fire safety standards and incorporate sustainable building materials to minimize CO₂ emissions. Environmentally conscious features will include solar panels, EV charging stations, and a design targeting EPC A and BREEAM Excellent certifications.
Felipe Lainez, Chancerygate development director in Spain, said: “Obtaining this license marks a milestone for Chancerygate: not only is it our first development in Spain, but also the first to obtain planning permission in continental Europe. Valencia is an excellent location to start. The city offers a great opportunity thanks to its low warehouse vacancy rate and the high demand from logistics companies operating through its constantly expanding port.”
