Cibus invests €61m to acquire six assets in Finland

Retail real estate investor Cibus has expanded its portfolio in Finland by acquiring six properties in two separate deals totalling approximately €61.4 mln.

The first deal involves five fully-leased properties across Finland, acquired from Tokmanni in a sale-leaseback agreement for €21.6 mln. Tokmanni has committed to ten-year leases for these properties, located in Eurajoki, Kuopio, Pälkäne, Sipoo, and Sodankylä.
Four of the properties (totalling 15,700 m2) were built in 2024, while the Kuopio property is slated for completion in Q4 2025. This transaction is structured as a share deal and will be financed long-term with a local bank loan covering roughly 50% of the value.
The second acquisition is a Prisma hypermarket in Tuusula, near Helsinki, purchased for €39.8 mln. The 9,300 m² store is leased to S Group under a long-term agreement.
Currently under construction and slated for completion in Q3 2026, the property was acquired from Nordic real estate firm Nrep, who will oversee construction under a forward funding arrangement. This transaction was also structured as a share deal and financed similarly to the first.

Cibus currently owns approximately 640 properties in Europe, and the largest tenants are Kesko, Tokmanni, Coop, S Group, Rema 1000, Salling, Lidl, Dagrofa, and Carrefour.
