Clarion Partners Europe has purchased Mountpark Chartres 2, a distribution centre in Illiers-Combray, central France, for an undisclosed figure.

The seller is a real estate investment firm, Affinius Capital.
The facility, built by Mountpark and completed in 2023, is environmentally certified (BREEAM Excellent, EPC A, and BiodiverCity) and features rooftop solar panels. It is currently leased on a long-term basis to toy manufacturer Mattel and is managed by FM Logistic.
Strategically located approximately 100 km from Paris, the 35,583 m2 warehouse sits on the A11 motorway, offering excellent access across France and connecting to major logistics routes. The area is densely populated, with nearly 8 million people living within an hour's drive.
Mountpark Chartres 2 is part of the wider Mountpark Chartres logistics development, which consists of three buildings. Mountpark Chartres 1 is a 118,491 m2 fulfilment centre for Amazon, scheduled for completion this year. Mountpark Chartres 3 will provide a total capacity of 109,680 m2, offering build-to-suit options from 24,000 m2 for future tenants.
